As first-time home buyers, we were terrified. Tommy changed all of that. He is incredibly knowledge, kind, and will do anything for his clients. He walked us through every step, guided us through our obstacles, and was persistently at our side through everything. He worked endless nights and weekends for our busy schedules and always made us feel a priority. I truly do not know when he sleeps. Every phone call, email, or question was answered within minutes. Speaking as gypsies, we have had many a moves. Which of course entails buying and selling our homes. Tommy helped us buy our home in Zionsville, and then four years later sold our home in less than 24 hrs. Tommy had his team, which included a professional stager and photographer, market our home beautifully. Working with Tommy made our transition to a new home seamless. He worked around our schedule and was always available. He is selfless demeanor seperates him from lots of people in his business, and his expertise helped us navigate a housing market unlike anything we've seen in a long time. My wife (Erin) and I recently relocated from Dallas, TX in order for her to begin an EM Residency at IU.  Other than Erin's residency interview, we had never visited Indy before so we had no idea where to start looking for houses. Tommy helped us identify the pros and cons to various locations we thought might suit our needs and targeted homes within each location to show us. After spending 4 entire days showing houses, we settled on a handful of candidates.  As first time home buyer's we were naive about the bidding strategies used to get the house we wanted, but Tommy helped show us the ropes and gave us many tips that he had used in the past. Thankfully, we were able to find a home that fit our lifestyle just right and was in the price range we were aiming for. Tommy helped us get aqcuainted with Indy by showing us where the locals hang out, places to see, things to do, and most importantly informing us that you can't buy beer on Sundays! (you don't have to include that :)). We now love our house, the location, and the new friend's we've met while being here. We would definitely reccomend Tommy to other resident's new to the Indy area.

My wife & I were first time home buyers from out of town for our residency & had no idea of what to look for or how to go about choosing a house. My wife and I both matched to the EM program here at IU. As we started looking for places to live in the area we contacted Tommy. He did an outstanding job of taking our preferences and needs as first-time home-buyers and found homes that fit our requirements and our price range. I would like to wholeheartedly recommend Tommy Roylance for all of your real estate needs. When my husband and I moved from North Carolina to Indianapolis we were overwhelmed everything that we needed to take care of and Tommy was so helpful in our house-hunting process. He set up a website that showed us listings that were in the area we wanted to live in, with features we wanted and in our budget. Over four weekend-long trips he helped us see countless houses in our search for our new home.  Once we found our house, he made sure we knew what was going on with the contract process and actually understood what was happening. We were first time homebuyers so this was hugely helpful for us, especially since we were doing everything from such a long distance away. The purpose of this letter is to confirm our evaluation of Tommy Roylance's performance as our realtor and briefly describe the value Tommy has had on our home purchasing decision.Leanne and I engaged Tommy to assist with a home purchase in our relocation from the Kansas City area. Tommy exceeded all expectations and added a personal touch to maintain the correct balance between emotion and reason.early inclination was a desire to build a home and I questioned whether it was of value to obtain a realtor for our discussions with the buyers sales agents. After concluding the process I am completely convinced that a realtor, and my suggestion would be Tommy, absolutely adds value to the process. Tommy was able to help guide Leanne and I on important features of the home that might not be a specific requirement of ours, but would add value to the home. Tommy is also keen on negotiations, market information, and the ability to walk through floor designs pointing out key concerns or features. While Leanne and I are just starting construction, Tommy continues to stay engaged and I'm confident he'll continue to be our advocate as we navigate the build process.Tommy is knowledgeable, professional, and a delight to work with. We have been clients of Tommy for about 8 years now. When we were ready to look for our first home, he was strongly recommended to us by a good friend who was a long time client and friend of Tommy. When Zoran and I met Tommy, we liked him immediately. In addition to coming across as extremely knowledgeable and professional, Tommy has a unique ability to size up his clients quickly and relate to them accordingly. He could tell pretty quickly that we preferred the laid back approach and could appreciate his sense of humor which made us all more relaxed and able to have some fun  Zoran and I decided we wanted to build our first house in Avon, Indiana (summer, 2000). Despite the long drive from his office, Tommy came out to the site both with and without us several times to be sure things were proceeding well. He gave us excellent advice on several aspects of building a home of which we should be aware (inspections, contractor watch-outs, etc.) including some good counsel to avoid being involved in every detail. In the spring of 2005, I had to relocate to San Diego for my job. As part of my company’s relocation requirement, we had to interview at least 2 agents, one that we could select, and one that was selected for us. We contacted Tommy immediately, and he was more than happy to represent us in the same professional, thorough manner we had come to appreciate from him, and he also had a lot of experience with relocation-based moves (a bonus). He showed up in his suit with anextensive binder that detailed what was happening in the local market at the time as well as reviewing comp values. As opposed to the other agent who only provided us with comp values and little other explanation, Tommy really helped us understand why we might not get as much as we were hoping which allowed us to price our home appropriately and plan our finances. Ultimately, the home did not sell on the open market, and my company picked up the tab. Not the best situation for Tommy, but it did not impact his commitment to us at all. It was very clear to us that Tommy values client relationships and goes out of his way to ensure client satisfaction, whatever the circumstance or personal implications for him.Thus, in the spring of 2007, when we were ready to move back to Indianapolis, Tommy was the only agent we even considered calling to help us find a home. In fact, I had actually gotten in touch with him long before that time to have him set up an electronic search for us, as we knew in advance that we would likely be moving back. I traded several emails with him about various areas of Indianapolis we liked, and he tracked down all kinds of information for us to help us determine the right price range, the right areas of town and the right kind of homes that would best meet our needs. We went on several house hunting trips with him on our travels back and forth to Indianapolis. It took several months and one unsuccessful bid on a house that went into foreclosure (no fault of Tommy and the bank never responded) before we found the right house. Tommy was very patient with us and went out of his way to be available when we thought we found the house of our dreams, a couple of timesonly to discover it wasn't quite what we wanted. Ultimately, with Tommy's help, we found the perfect house, and we have been truly delighted with it. As a result of our satisfaction with Tommy.commitment to us as clients and the excellent service we have received, we have recommended him to many of our friends, and at least two of them have purchased homes through him and have been equally delighted. A third friend was well on his way to a home purchase with Tommy but ultimately decided not to move. Even though this one fell through, the experience with is worth highlighting. The first time Paul and his wife came in to town, they wanted to interview Tommy as well as a few other agents. They gave him almost no prior notice at all, and in spite of that, Tommy managed to put together a nice binder for them (something no other agent they interviewed had done), and convinced them that he would represent them well. A fourth friend has solicited Tommy's advice on his own home which he has had difficulty selling and he had heard I had a “great agent and wanted a second opinion, which Tommy provided.As you can hopefully glean from this letter, we have had nothing but extremely positive experiences with Tommy, and we will continue to utilize his services in the future. He and his wife, Bonnie, have become friends, which makes working with Tommy all that much more fun! As long as we are in Indianapolis, we wouldn’t even consider any other agent, and we will continue to recommend him to all of our friends and colleagues who are considering moving to or within the Indianapolis community.
