Disclosure of Affiliated Business Relationships

An agent is a licensee who is an independent contractor affiliated with the F.C. Tucker Company

(To comply with Federal Law) This is to give you notice that F.C. Tucker Company ("Tucker") has business relationships with the companies described below. The nature of the relationship and the estimated charge or range of charges generally made by the companies are provided below.

Title Services, L.L.C. is a limited liability corporation engaged in the title insurance business (title insurance policies, title examinations and settlement services). Title Services LP owns 90% of Title Services LLc and Old Republic National Title Insurance Company owns 10%. Tucker Real Estate Services, Inc, the general partner of Title Services LP, owns 27% of Title Services LP, Tucker owns 64% and the remaining 9% is owned by certain members of Tucker's management team. Set forth below is the estimated range of charges made by Title Services:

Title Insurance Premiums:

Closing Fee: 
$50.00 - $325.00 

*(This range of fees is for residential properties involving a purchase price from $1.00 to $500,000.00; for properties involving a purchase price greater than $500,000.00, the owners premium will be $995.00, plus $1.00 for each thousand in excess of $500,000.00. The simultaneous mortgage policy premium is $150.00 - $175.00. Reissue discount rates are available if a prior title insurance policy is provided at the time the title order is placed.)

Tucker Mortgage, LLC ("Tucker Mortgage") is a limited liability company whose members are Tucker Real Estate Services, Inc. (owning 51%) and Tucker Mortgage Company, L.P. (owning 49%). These two members are owned by Tucker and certain members of its management team. Tucker Mortgage was formed to provide mortgage-banking services to real estate buyers, and the owners may receive a return on their investment. Set forth below is the estimated range of charges made by Tucker Mortgage:

YOU ARE NOT REQUIRED TO USE TITLE SERVICES OR TUCKER MORTGAGE AS A CONDITION FOR SALE OF THE SUBJECT PROPERTY. THERE ARE FREQUENTLY OTHER SETTLEMENT SERVICE PROVIDERS AVAILABLE WITH SIMILAR SERVICES. YOU ARE FREE TO SHOP AROUND TO DETERMINE THAT YOU ARE RECEIVING THE BEST SERVICES AND THE BEST RATE FOR THESE SERVICES. HOWEVER, WE BELIEVE THAT ABOVE CHARGES ARE COMPETITIVE IN THE MARKET PLACE. IN ADDITION, WE BELIEVE THAT TITLE SERVICES AND TUCKER MORTGAGE CAN OUTPERFORM THEIR COMPETITORS IN THE AREAS OF EFFICIENCY, ACCURACY AND PERSONAL SERVICE.
