Previously used as an office building. Office or retail are permitted uses. Given the location, a residential Duplex would be a good use of the property and is permitted in B-1 Zoning. There was a fire in the building several years ago. It does not appear to have gone through the roof but a small portion of the framing is charred, but most has smoke damage. This property has not been occupied since the fire and it is time for someone to rebuild the interior for a new use and is priced accordingly. According to the Zoning Office, the newer levees have eliminated the need for flood insurance, however, please confirm that with your insurance company.
